We conduct a thorough assessment to determine its needs. Maintenance is then performed, which may include replacing fixtures and ensuring that all systems.

Yes, and we have 24-hr emergency maintenance for after-hours needs. 

You can place a work order via our resident portal.

We aim to have all work orders completed within 48-hrs of being reported, with emergencies taking priority. 

You do not have to be present. However, you can request to be home during the repair if preferred. Maintenance will enter with proper notice and secure your unit after completing the work.

 If it is during office hours, you may come to the office for identity verification, and we will assist you in accessing your home. Please note that our on-call maintenance team is not authorized to handle lockouts outside of office hours.

While you are free to decorate your apartment as you wish, please ensure it is returned to its original condition prior to move-out to avoid potential charges.

 Each home has one assigned covered parking space, and we have ample uncovered, unreserved spaces available. Garages can be purchased for a small fee if available.

 A full-size washer and dryer are in each home.

Yes, our community is pet friendly.  With no weight restriction for dogs, however, we do have breed restrictions.

 $100 refundable deposit; $200 non-refundable pet fee. $35.00 per rent per month.  Maximum of 2 pets per home.

Yes, we have a bark park which is in a fully fenced shaded area.

Apllication fee of $50.00 per adult and $200.00 Administrative Fee to hold the apartment off the market.  At move in you will pay your security deposit and your first month's rent.

 $15 Renter Limited Liability Policy.  Water, sewer, trash, gas are billed separately, one-month in arrears and is paid with rental payment.

While it is not required because we have the Renter Limited Liability policy (required for all residents), it does not cover your personal belongings, so we do recommend a separate renter insurance policy.

All utilities are paid by the tenant.

To break your lease, you will be required to give a 60-day notice to vacate and pay the lease buyout fee, which is equivalent to two-months rent.

We are close to the 101 and 51 Freeways.

Washington Elementary School District for elementary and middle school, and the Glendale Union High School District.

While we do have a bark park at the community, we are also near Grover Basin Dog Park and Paradise Valley Dog Park.
